I know, this is not something you will hear often. A large lot on the ocean and not at a large price. We have a very motivated seller. These are two adjoining lots being sold in one deal. Total square meters is 1,275. The location is on a point with over 25 meters at the ocean. You will have a beautiful view of the Manta skyline. Please keep in mind this is currently zoned residential ONLY. So, here's what I found out. Before accepting this listing I checked on comps as this is not an area I am very familiar with. The seller told me what they wanted. Not only did I find what they wanted was fair, but more than reasonable. I found three comps. Comps on land are done by cost per square meter. One lot is very large and will become a small community. A few lots will be on the ocean but most will not be. So you have to buy all or nothing. They want $10 more per m2 than the seller of the ocean front lot I am offering. The second lot which has a nice location but also not on the ocean, same thing $10 more than the lot I am representing. The third comp is a walled lot. This seller gave me a price that pretty much says they don't want to sell. I'll leave the price unknown because it wasn't reasonable. The seller of this lot wants it sold fast. They want $60/m2. Two of the three comps quoted $70/m2. Neither of the two suggested any flexibility. This could work out to be a nice investment. This is a great find. There is a very limited amount of ocean front land to start with. Super close to Manta which has an airport. At $60/m2 $76,500 At $70/m2 $89,250 You could also build on the large lot and sell off the smaller lot if you don't want this much space. Let me know if you have an interest or questions.
